Buying property in Tartu
Before you sign, you want to know what you are paying for. I check the property with a builder's eye and tell you straight where the risks are and what repairs lie ahead.

How I help buyers.
Needs and budget
We pin down what you are looking for, where and on what budget. I suggest talking to your bank before you start viewing.
Search
I send you suitable properties and post your wanted ad through Arco Vara, so sellers who haven't listed yet can see it too.
Inspection
I come to the property with you. I check the foundations, roof, damp, heating, wiring and documents.
Negotiation
Any defects we find go into the price negotiation. If the property isn't worth the money, I tell you that too.
Closing
I help with the bank, book the notary and check at handover that everything matches what was agreed.
Why a buyer's broker.
On your side
The seller's broker works for the seller. I look at the property in your interest.
A builder's experience
I know where problems usually hide: damp, ventilation, old wiring, roof junctions.
Repairs, up front
I tell you which jobs are likely ahead so you can budget for them. If I see a serious concern, I recommend an expert survey.
A calm deal
I keep the timeline and documents in order so there are no surprises at the notary.
Questions about buying.
We agree the fee before I start, and it depends on the job. I'll give you a price as soon as I know what you are looking for.
No. My check shows where the risks are and whether it is worth going further. If I see a serious concern, such as water damage or a structural problem, I recommend calling in an expert.
About hidden defects, running costs, the housing association's loans and planned works, and what is included in the price. There is a good checklist on the Arco Vara blog (in Estonian).
Yes. For land I check the zoning, the designated use, access and utility connections.
