Selling property in Tartu
I sell flats, houses and land so that buyers see the value and you know every week where the sale stands. Before I set a price, I look the home over with a builder's eye.

How a sale works.
Inspection and valuation
I come over and check the structure, the building services and the documents. I set the price from actual sales, not from your neighbour's listing.
Preparation
I tell you what is worth fixing before the sale and what isn't. A small repair often does more than an expensive renovation.
Photos and listing
Good photos, a floor plan and a listing that answers buyers' questions in advance. The listing goes to the property portals and the Arco Vara website.
Viewings and negotiation
I run the viewings and talk to buyers. I answer technical questions on the spot, because I know how the house is built.
Closing
I book the notary, help the buyer with the bank and draw up the handover report. I keep everything together until the keys change hands.
What you get from me.
A builder's eye
I spot build quality and risks before the buyer does. You can justify your price and the buyer has less reason to haggle.
A price based on sales
Start too high and you scare buyers off; start too low and you leave money on the table. I explain how I find the price in a separate article.
An update every week
You know how many people viewed the listing, who came to a viewing and what they said.
Arco Vara behind me
More than 30 years of market data, contacts and colleagues across Estonia. Arco Vara's specialists help with legalisation and certified appraisals.
Questions about selling.
The fee depends on the property and how much work the sale needs. I tell you at our first meeting, before you sign anything.
It depends on the price, the property and the season. A well-priced home usually gets an offer within a few weeks. After that it takes another month or two to reach the notary, because the buyer's bank needs time. My colleague Mooses Leinštrep wrote a good piece on timing (in Estonian).
Land register and building register details; for a house, the occupancy permit and energy certificate; for a flat, the housing association's information on loans and planned works. If something was never legalised, Arco Vara's legalisation service can help. Better to find out before the sale than at the notary.
Usually not. Clean, clear out what you don't need and fix the small faults. I wrote up what to do and what to leave in this article.
Yes. Right now, for example, I am selling 7.7 ha of business park land at Vahi on the edge of Tartu.
What is your home worth today?
I'll come over and tell you, based on real sales. Free and with no obligation.
